Mesa, Arizona: Not Just Your Average Bedroom Community

Located in Maricopa County 24 miles from Phoenix, Mesa is one of the many so-called "bedroom communities" in the Sonoran Desert area of central Arizona. Founded in 1878 and named for the geographic feature the city was built upon, Mesa, AZ is a city in its own right even though it exists in the shadow of Phoenix. With a population of 453,000 and spanning more than 125 miles, Mesa is the third largest city in Arizona and one of the fastest growing cities in the United States.

Though the city of Mesa, Arizona was founded only a little over a hundred years ago, the land it occupies has a much longer history, having been the site of human habitation for at least two thousand years. The earliest known residents, the Hohokam, built an impressive series of canals which turned the desert into fertile crop land, many of which still exist to this day. European settlement began with Latter-Day Saint or Mormon pioneers, who founded the town and still make up about a tenth of its population.

Economically Mesa, AZ supported itself primarily by agricultural cultivation until the 1950s. At that point the tide began to turn in the direction of industry and commerce, and at present has expanded into retail and tourism. Though some Mesa residents commute to nearby Phoenix for work, many also work locally in the aerospace industry, which is based in nearby Falcon Field, a former WWII pilot training center which is now home to Boeing's Apache attack helicopter manufacturing plant and facilities belonging to Lockheed Martin, Alliant Techsystems, and Wal-Mart, among others.

Neighborhoods and Housing in Mesa, AZ

Mesa, Arizona is primarily a bedroom community. As a consequence, many of its neighborhoods are of the pre-planned suburban type favored by commuters and their families. Mesa does, however, have urban infrastructure and industry of its own, so it is not without dense downtown or partially commercial areas that provide housing options for single professionals, students, or low income families looking for apartments and condos. It also has a market for large, expensive, custom designed homes. The styles of house available in the city range from modern to colonial, with some of the newer pre-planned neighborhoods being based upon an architectural theme.

The municipal government of Mesa, Arizona funds a Neighborhood Stabilization Program which provides investors with grants and opportunities to buy up and convert abandoned or foreclosed housing in areas affected by urban blight. At the same time, it also fosters the development and maintenance of neighborhoods through its Neighborhood Outreach Office, which provides assistance and advice to citizens with an interest in improving their neighborhoods aesthetically.

Buying into such a thriving market seems like it would take a substantial amount of capital, but thanks to the fact that the cost of living in Mesa, AZ is not as high as in larger urban areas (93.1 to the U.S. average of 100) you will find that this is not the case. An average single family detached home can be had for around $312,000, while a condo averages $164,000. If buying is not your aim, it would help you to know that average rents in Mesa are approximately $845 per month.
